BOERUM HILL Neighborhood Characteristics OVERVIEW Surrounded by Cobble Hill, Downtown Brooklyn, Park Slope and Gowanus, Boerum Hill is a small trendy enclave of boutiques, art galleries, antique stores, and an eccentric mix of restaurants. Located in the northwestern portion of Brooklyn, Boerum Hill is bounded by Schermerhorn Street to the north, and Fourth Avenue to the east. HISTORY Boerum Hill is named after the colonial farm of The Boerum family, who occupied the majority of the area during early Dutch settlement. Most of the homes are comprises of three-story rows homes erected between 1840 and 1870. In the early twentieth century, many of the buildings were run as boarding houses for ironworkers, who came to the Manhattan to work on bridges and skyscrapers. In the twentieth century, the north end of Smith Street was the center of New York City's Mohawk community. The Mohawk community comes from Quebec, Canada and are known for their metalworkers. Now, the population today is uppermiddle class and upper-class. NOTEWORTHLY DEVELOPMENTS In 2011, there was a rezoning petition passed for Boerum Hill’s 31 blocks. This rezoning limits the height that new developments can be built to as well as how far they are setback from the street. The rezoning area includes all or portions of the blocks bounded by Atlantic Avenue, Fourth Avenue, Warren and Wyckoff streets and Court Street. Due to this rezoning, there can be limited new developments in the area making the main commercial streets even more valuable.
RETAIL The main commercial corridors, Smith Street, Court Street, and Atlantic Avenue, house a diverse collection of stylish national and local retailers, eateries, and cafes. National chains that may have once considered Boerum Hill “too local” are now lining up for retail space. With Parisian like streets and smaller retail spaces, tenants include Lululemon Athletica, Blue Bottle Café, Mavi, Free People, Paper Source, Brooklyn Circus boutique, and LF stores. Cafes and local restaurants such as Building on Bond, Mile End (new Montreal-style Jewish deli with a large line snaking out the door), M.O.B (chic vegetarian restaurant also located in Paris), Bien Cuit, Bar Tabac, and Bacchus, are highly popular with tourists and locals. The seven-block stretch of Atlantic Avenue in Boerum Hill has undergone a major face-lift in the last few years, creating a trendy shopping district for hip retailers. Atlantic Avenue is scattered with upscale shops like Steven Alan and Omala, selling everything from clothing and accessories to home furnishings and perfumes. Overall, Boerum Hill is a perfect neighborhood for any local or national business looking to target trendy shoppers and food connoisseurs. TRANSPORTATION Boerum Hill gets high marks in terms of public transportation. Ten subway lines stop at the Atlantic Ave-Pacific Street station, and six lines are accessible via Borough Hall/Court Street. The F and G trains stop at Bergen station offering alternate options to Manhattan.
