Tract One 1.202 Acre Tract
Field notes of a 1.202 acre tract of land, being the southwesterly one-half of Tract 72 of the North Shore Ranch Estates, as shown on map recorded in Volume 3, Page 26 ofthe Plat Records of Live Oak County, Texas; Said 1.202 acre tract, which is comprised of a portion ofthe James McGloin Survey, Abstract 25, is situated in Live Oak County, Texas, approximately 13 miles southeast of the town of George West and is described by metes and bounds as follows: BEGINNING at a point in the center of North Shore Road and at the south comer of said Tract 72, for the south comer of this tract, same being also a point in the northwest line of Tract 50 of said North Shore Ranch Estates and the east comer of Tract C of said North Shore Ranch Estates; THENCE N 59° 41' 30" W (Platted N 59° 40' 37" W) along the southwest line of this tract and the common line of said Tract 72 & said Tract C, at 30.00 ft. pass a 1" iron pipe found in the northwestern boundary of said North Shore Road, in all a distance of 365.47 ft. to a 1" iron pipe found at the north comer of said Tract C and the west comer of said Tract 72, for the west comer of this tract; THENCE N 16° 27' 55" E (Platted N 16° 35' 24" E) along the northwest line of this tract, the northwest line of said Tract 72 and the platted 94 ft. contour line of Lake Corpus Christi, a distance of 49.84 ft. (Platted 49.92 ft.) to a 1" iron pipe found at an exterior angle point the northwest line of said Tract 72, for an exterior angle point in the northwest line of this tract; THENCE N 31° 50' 33" E (Platted N 31° 53' 20" E) continuing along the northwest line of this tract, the northwest line of said Tract 72 and the platted 94 ft. contour line of said Lake Corpus Christi, a distance of 105.54 ft. to a 5/8" iron rod set at the west comer of another 1.202 acre tract (Tract Two), just surveyed, for the north comer of this tract; THENCE S 55° 24' 46" E along the northeast line of this tract, the southwest line of said other 1.202 acre tract (Tract Two), just surveyed, and crossing said Tract 72, at 347.55 ft. pass a 5/8" iron rod set in a fence in the northwestern boundary of said North Shore Road, continuing into said North Shore Road, in all a distance of377.55 ft. to a point in the center of said North Shore Road and the southeast line of said Tract 72, for the east comer of this tract, same being also a point in the northwest line of said Tract 50 and at the south comer of said other 1.202 acre tract (Tract Two), just surveyed; THENCE along the southeast line of this tract, the common line of said Tract 72 and said Tract 50 and with the center of said North Shore Road as follows: 1). In a southwesterly direction with a curve to the left, having a radius of 1104.39 ft., a chord bearing of S 32° 00' 01" W and a chord length of 65.32 ft., an arc distance of 65.33 ft. to a point at the end of this curve; 2).
