The ‘Southcenter’ Factor: The most influential development in the general area is the WestfieldSouthcenter Mall, immediately north west of the site. Constructed in 1968, the Mall has approximately 2,350,000 sq ft, 152 stores, 7,300 parking spaces, and five anchors. It anchors many retail developments in the immediate neighborhood. The Southcenter area is one of the four largest retail centers in King County.

The Southcenter retail area is strategically located at the intersection of the I-5 and I-405 freeways approximately 10 miles south of the Seattle CBD. It is the largest concentration of retail square footage in the Seattle area market as well as the most vibrant market for “big box” retailers in the Northwest. As well as being a major retail center, Southcenter is the beginning point for the Kent Valley industrial and commercial market which consists of over 60 million square feet of industrial space and 7 million square feet of office space. Total employment is over 50,000 and it is the largest distribution market outside of southern California. Major employers include the Boeing Company, Starbucks, Providence Health Care Systems and numerous Fortune 500 and regional companies.
