Since the IRA was first established in 1974 you’ve been allowed to own a wide assortment of investment assets, far beyond those offered by Wall Street firms or your local bank. So why is it that less that 3% of all IRA accounts today own assets other than the typical stocks, bonds and mutual funds? Since there has never been an incentive for bankers or stockbrokers to recommend anything they don’t earn a fee on, the vast majority of retirement plans have been limited to investments offered by these advisors. Over the past 20 years, the self-‐directed IRA market has grown dramatically from only a handful of custodians and administrators specializing in alternative assets to over 50 today. IRA investors are turning to this once mostly overlooked area to broaden their investment options and to take advantage of the ability to invest in the asset classes where they have existing knowledge or expertise. This is due to several factors: 1) the continued volatility of the stock market; 2) growing investor mistrust of the stock market; 3) concerns regarding the economy; 4) historically low yields now paid on traditional fixed income investments. These combined with the fact that IRAs held $6.5 trillion in assets at the end of the 2014 explains why there are some many new SD-‐IRA custodians each year. The Retirement Industry Trust Association estimates there is approximately $200 billion in IRA funds currently invested in alternative investments including: real estate, precious metals, mortgages, agriculture, oil & gas, alternative energy and venture capital investments. One of the first things to understand when researching who to open your SD-‐IRA account with, is the difference between the three types of service providers: Custodians, Administrators and Facilitators.
Custodians
A custodian is a company who is either approved and regulated directly by the IRS, or affiliated with or owned by a bank or trust company and subject to regulation from their state Banking Commissioner and/or the Comptroller of Currency and FDIC. Custodians handle the formation, paperwork and administrative services for retirement accounts. Self-‐directed custodians are similar to traditional custodians in that they are institutions that hold or "custody" your retirement funds. The main difference from traditional IRA custodians is that self-‐ directed custodians are passive; therefore they never offer their own investments or give account owners investment advice. Account owners are given the freedom to select their own investments including non-‐ traditional assets.
Administrators
An administrator is a company that handles the formation, maintenance paperwork required for your retirement account. Some administrators actually handle your money and accept deposits as well. In this regard, an administrator actually acts as a middle man between the account owner and the bank where funds are deposited. Administrators generate account statements; keep records of the assets held in the account and review transaction documents for compliance with current IRS regulations.
Facilitators
Over the last 10 years IRA Facilitators have become an alternative to both traditional and nontraditional custodial accounts. The main idea behind an IRA facilitator is to provide clients with an IRA investment vehicle that allows for the purchase of both nontraditional and traditional assets at a potentially reduced cost. An IRA facilitator assists clients in establishing a Special Purpose IRA LLC vehicle commonly called a “Check Book IRA”. While this structure still requires the use of a custodian or administrator, the account owner manages the investment assets which are owned by the LLC, which in turn is funded by the account owners IRA funds. The Special Purpose IRA LLC is often the best account choice for those requiring either immediate access to funds when purchasing assets at auction or those assets with frequent expenses or income deposits e.g. apartment complexes. Regardless of whether you use a Custodian, an Administrator or a Facilitator to help establish your SD-‐IRA, it’s important to know that the industry as become very competitive and although the fees you’ll pay vary little between service providers, the level of service you can expect to receive can be vastly different. Selecting the largest service provider may give you a sense of greater safety however, it doesn’t guarantee the best customer service which in this industry is typically provided by the smaller firms you’ll find in your research.
