“FERTILE” HILLS RANCH

1,060 ACRES

The subject property consists of 356 crop able acres with the balance being native prairie grassland interspersed with native hardwood woody draws. The cropland would likely qualify for CRP if the purchaser chose to bid all or part of it into the program.

Hunting on the subject property is superb with excellent white-tail deer, pheasant, sharp-tailed grouse, Hungarian partridge, coyote, and red fox populations. The cropland fields are intermingled with the prairie which results in higher carrying capacity for game species because of food sources. There are also several species of native berry bushes found in the woody draws which provide a food source for all types of game species and the birds.

Welcome to Parshall, North Dakota! Parshall is a city in Mountrail County, North Dakota. The population was 981 at the 2000 census. Parshall was founded in 1914. This peaceful community is nestled in the hills just 10 minutes from Lake Sakakawea and is on the Fort Berthold Indian Reservation. There is a plethora of recreational activities including boating, fishing, hunting, bird watching and more! For endless recreation, hunting, fishing and adventure, there's no better place to be. Just minutes away from exceptional walleye and northern pike fishing. LAKE SAKAKAWEA HAS IT ALL! Lake Sakakawea is one of the largest man-made reservoirs in the world. Created by the Garrison Dam in the 1950's, the lake expands hundreds of miles and offers every recreational opportunity from recreational boating and world renowned fishing to adventurous sailing and scuba diving. The lake offers plenty of room for the entire family to enjoy water skiing and sunbathing during the warm summer months with miles and miles of pristine natural sand beaches. Fishing is a favorite activity year round! Many anglers prefer the challenges of ice fishing! During fall and winter months, the Corps of Engineers lakeshore area provides excellent upland game and deer hunting. Out of state hunting and fishing licenses are available through North Dakota Game and Fish Department. Guide service is available for both hunting and fishing activities. Another area attraction are powwows hosted by the Mandan, Hidatsa, and Arikara tribes. The grace and beauty of all forms of Native American Dance and Drums is spectacular. The Nux-baa-gaa powwow grounds are located 5 minutes south of Parshall with the event scheduled for the third weekend in June each year. The Little Shell Arbor, near New Town, located 20 minutes west of Parshall, also hosts a powwow for all Tribal Nations the third weekend in August each year.

Lake Sakakawea is one of five major lakes created on the Missouri River by the federal government in an effort to eliminate the annual flooding of river lowlands. Lake Sakakawea is located in west-central North Dakota stretching from the Garrison Dam nearly 150 miles to the Montana border. Lake Sakakawea covers over 365,000 surface acres and has an extended shoreline of over 1,500 miles. The width of Sakakawea ranges from one to 14 miles wide with the Van Hook Arm the widest area of the lake. The lake depth in main channel ranges from 70 to 175 feet with the deepest portion off the face of Garrison Dam. Because of its size, Lake Sakakawea offers lots of wide-open area for fishing and water sports. Sailboat and wind surfers find lots of wind energy to propel their crafts. Fishing remains the primary activity on Lake Sakakawea. The big lake offers a wide-range of sport fishing. Cold water species include Lake, Rainbow and Brown Trout and Chinook salmon. Walleye, sauger and the cross saugeye give anglers lots of action as do the giant northern pike in Sakakawea. Pan fishermen can catch good numbers of large crappie and perch.
