Precedent Setting The project provides a template for the authentic integration of new and heritage architecture, by being responsive to past uses and to future needs. Application of Toronto UD Guidelines In 2003, the Diocese sold land and air rights for its site on the northwest corner of Church and Adelaide. Under Section 37 of the Ontario Planning Act, the purchaser received the zoning variance needed for a 360-unit condominium tower and the Diocese
received the funds required for the Cathedral Centre project. The architect adhered to the height restrictions imposed as part of the granting of the zoning variance, as well as restrictions on the footprint required to preserve the burial ground. Sustainability Preservation of specimen trees; permeable landscaping with local materials; reuse of the foundation, basement and ground floor slab of the existing building; sunscreens on south and east facades; high albedo TPO roof membrane; upgrading thermal performance without compromising heritage masonry structure; motion detectors on light fixtures.
