Site Constraints The site is constrained in a number of ways which are highlighted on the indicative constraints plan (see left). Building construction would be limited to the ‘white areas,’ however open storage would be feasible across the remainder of the site save for the ecology enhancement areas. • The northern part of the site is within the flood plain. • The southern boundary will (as part of any planning consent) require upgrading of the landscaped boundary area for the purposes of ‘ecological enhancement’. • An access corridor has been reserved to secure access from the entrance to the site to the south east corner of the site for the purposes of upkeep and maintenance of the railway line which runs to the south of the property. This access corridor is very rarely used. • There are overhead power cables crossing the site. • There are underground services crossing the site.
