PREFACE This Statement of Works was created at pricemy reno.com.au, using the free bathroom renovation calculator that helps home owners plan their bathroom renovation projects before talking to a builder. Pricemyreno.com.au has one mission: to make planning renovation s easy. The calculator aims to help the home owner develop their scope of works and understand how much it is likely to cost before asking builders to invest their time preparing a quote. The output is a written statement of work that is itemised, quantified and broken into clear trade packages, making coordination of trades easier. The result is a win -win for everyone.

INTRODUCTION The purpose of this document is to desc ribe the scope of works for the bathroom renovation project at 1 Example St Anytown, NSW 2999 AU. This document shall be the primary reference document for the builder and/or tradesperson to develop their quotation. Upon acceptance of the quotation, the Statement of Work shall form part of the contract. OBJECTIVE OF THE PROJECT This is a Simple Facelift of an existing bathroom . DESCRIPTION OF THE S ITE The site is a Stand-alone home. The bathroom is on the ground floor. The dimensions are 2.0 m x 3.0m. SITE ACCESS Parking is available off the street. Access to the site is considered easy. Working days will be [Monday] to [Saturday]. The site will be accessible from [6am] each working day. Work must cease by [5pm] each working day. PROJECT TIMEFRAME The earliest start date for the project is [Start date]. The project must be completed by [Finish date].
DEMOLITION SPECIFICATION Photos of the current room have been provided in the appendices. The following existing items require removal :

One door is to be removed.
All waste material is to be removed from site and disposed of at the expense of the demolition contractor. The Contractor is responsible for protecti ng all surfaces to be retaine d. The Contractor is to leave the site in a clean and tidy state in preparation for installation works.
TILE REFRESH SPECIFICATION The following tiles require refreshing:
Shower floor tiles Shower floor tiles
The tiles require a Resurface and regrout. Shower wall tiles to 3/4 height . Other wall tiles to Skirting only .
JOINERY SPECIFICATION The following joinery is required: New vanity unit New wall-mounted storage A vanity unit is required with the following dimensions (in mm): 900(W) x 450(D). It is to be Free-standing. The joinery is to be of a basic level of quality, with a Timber Laminate bench top. The bench top is to be at a finished height of 900mm. It is to accommodate a basin. The configuration is to be Cupboard. A high level cabinet is require d with the following dimensions in mm: 600(W) x 150(D) x 300(H). The joinery is to be of a basic level of quality. Configuration is to be Open shelves.
GLAZING SPECIFICATION A Basic quality Framed mirror is to be installed measuring 700mm in height x 700 mm in width.
PAINTER SPECIFICATION The area of wall to be painted is 18 SQM. The area of ceiling to be painted is 6 SQM. 12 Dec 2017

One door and door frame requires painting. The length of window architrave to be painted is 4.2 LIN M. A Minor level of surface prepara tion is required.
WINDOW FURNITURE SPECIFICATION The following window furniture is required: Curtains. The quantity required is 1. Window furniture is to be of a Basic Quality. The size is approximately 1200 (H) x 1200 (W). For details of range and fabric, refer to the FF&E Schedule at Annex A. Window furniture is to be custom fitted to the window(s). The installer is to arrange with the builder to attend site to take measurements.
FINAL FIX A Basic quality Normal Towel Rail is to be supplied and securely in stalled to the wall.
BUILDER'S WORKS The builder is to obtain all necessary permits as required by local regulations prior to commencement of works. The Builder is to obtain appropriate insurances as required by local regulations. The Builder is to allow for transport of all materials to the site, as well as movement and handling of materials at the site. The Builder is to provide a portable toilet for use by contractors at the site for the duration of the works . The Builder is responsible for the security of all materials and tools brought to the site for the project. The Builder is responsible for protection of all surfaces at the site. The Builder must complete a dilapidation inspection in the presence of the client prior to commencement of any works. Re pair of any damage at the site as a result of the works is the responsibility of the Builder.

The contract to be used is the Bathroom, Laundry and Kitchen Supply and Install Contract as published by the Housing Industry of Australia (HIA) in your state . The costs of using this contract are to be allowed for by the Builder. All gaps are to be sealed using professional quality silicon. Builder's clean is to be carried out to a professional standard. All marks and fingerprints are to be completely removed from all surfaces.
