FIELD NOTES FOR HEATHER STILES JOHN ANGLIN SURVEY, ABSTRACT NO. 5 KAUFMAN COUNTY, TEXAS All that certain lot, tract or parcel of land, part of the John Anglin Survey, Abstract No. 5, Kaufman County, Texas, all of that certain Tract 1, called 17.666 acres and part of that certain Tract 2, called 49.640 acres conveyed to Heather L. Stiles by Margie Ann Potts on May 31,2001, recorded in Vol. 1737 page 227 of the Deed Records of Kaufman County, Texas and being more completely described as follows, to-wit: BEGINNING at a point for corner at the Northwest corner of the above mentioned 17.666 acre tract, at the Northeast corner of the Fred J. Bergmann 1.572 acre tract, recorded in Vol. 1033 page 610 of the Deed Records of Kaufman County, Texas, in the North line of the above mentioned John Anglin Survey and being in the centerline of County Road No. 4061, from which a 3/8" Iron rod found in the South line of said road bears S 0 deg. 26 min. 52 sec. W-27.84 ft. THENCE S 89 deg. 16 min. 35 sec. E, with the North line of said John Anglin Survey and with the centerline of County Road No. 4061, a distance of 1317.91 ft. to a point for corner at the Northeast corner of said 17.666 acre tract and being at the Northwest corner of the Tracie Watkins 10.832 acre tract, recorded in Vol. 1830 page 168 of the Deed Records of Kaufman County, Texas, from which a Vi" Iron rod found in the South line of said road bears S 1 deg. 03 min. 04 sec. W-17.68 ft. THENCE S 1 deg. 03 min. 04 sec. W, with the East line of said 17.666 acre tract, passing the Southeast corner of same, continuing with the East line of the above mentioned 49.640 acre tract, a total distance of 995.55 ft. to a 3/8" Iron rod set for corner. THENCE N 89 deg. 16 min. 35 sec. W, a distance of 1307.43 ft. to a 3/8" Iron rod set in the West line of said 49.640 acre tract and being in the East line of the above mentioned 1.572 acre tract. THENCE N 0 deg. 26 min. 52 sec. E, with the West line of said 49.640 acre tract, passing the Northwest corner of same, continuing with the West corner of the above mentioned 17.666 acre tract, a total distance of 995.54 ft. to the point of beginning, containing 30.000 acres of land, of which 0.757 of an acre is within the above mentioned County Road No. 4061 and of which 0.686 of an acre is within a 30.00 ft. access easement along the West line of the above described tract. I, Greg Sjerven, Registered Professional Land Surveyor No. 5244, do hereby certify that the above field notes and companion plat were prepared from an actual survey made by me on the ground during the month of February, 2003. This survey was performed for the benefit of Heather Stiles, Jackson Title Company and Wells Fargo Home Mortgage. Use of these field notes by any other person or for any other purpose is prohibited.
