The property is located at 4845 CR 119 in southeast central Burleson County. It is further located approximately 11 miles southeast of Caldwell, 22 miles west of College Station and 10 miles northwest of Snook.
Legal Description:
The legal description is approximately 200 acres in the A.M. Cooper Survey, Abstract 81, and the W.P. Huff Survey, Abstract 31, Burleson County, Texas.
Access & Frontage:
The tract is accessible via FM 3058 from the north or south to CR 119 then westward approximately 3.5 miles to the subject tract. It is accessible from the west via Hwy 36 north or south to CR 119 then eastward approximately 5 miles to the ranch. The parent tract fronts approximately 4,450 ft. along CR 119. Individual tracts vary from 300 to 1,500 ft.
Size:
The parent tract consists of approximately 200 acres. Individual tracts can vary in size from 14 acres to 200 acres as shown.
Shape & Topography:
The whole tract is somewhat rectangular shaped as shown on the attached plat. Individual tracts, as shown, are also primarily rectangular shaped, with frontage on CR 119. Elevations range from 270 ft. to approximately 345 ft. Tracts have scattered to heavily wooded areas. The overall drainage is from north to south toward Berry Creek.
Flood Plain:
According to the FEMA Burleson County flood boundary maps No. 4811690125B and 4811690200B, (effective date January 18, 1989); there is no 100 year flood plain.
Zoning & Restrictions:
There is no zoning regulation in Burleson County. There will be restrictions if individual tracts are sold. The general restrictions are listed in the brochure.
Utilities:
The property is served by Bluebonnet Electric Cooperative, an on-site water well, and a propane tank for fuel. An aerobic septic system is installed for the home.
Soil Data:
A soils map is included in the brochure which shows the predominate soils to be Zack-Zulch and Robic sandy soil series.
Improvements: The residential improvements are located on tract 7. It is improved with a 5,034 SF, two story, custom built home constructed in 2004.
