 Council Plan Change 2004‐ Council Plan vs Landco, 

hearing Nov 2005.  Council decision May 2006.‐ note earthworks  imbalance, geotechnical instability  Revised Council Plan March 2007‐earthworks balance  but steep slopes & compromised outcomes.  Environment Court Hearing 2007‐  Landco – 5 million cubic metres over 180ha.  NSCC – 2 million cubic metres

consultation between appealing parties as to form of  development based on Courts direction.  Matters addressed such as stream protection,  management areas; location of town centre; ridgeline  protection; density grading;   Draft Structure Plan Nov 2008, Final March 2009  Further consultation required – lodge final plans and  text September 2009  Final Decision 2009

Concluding Remarks

 The development of Long Bay has been in the making 

for over 10 years  The developer has spent over $85 million in the past 5  years on construction   Approximately 2 million cubic metres of earthworks  This has realised in the order of 300 the odd lots in the  past five years  Two earthworks seasons left – complete May 2017  Dependent on the economic cycle there are 4‐5 years of  civil construction left
