The HOA & EAGLE MOUNTAIN CITY In recent months some homeowners have asked questions about how the Ranches HOA relates to Eagle Mountain City. Who owns various community areas? Who is responsible to fix or upgrade those areas? Who maintains what? The following information should help answer these questions.

Clarification of City Code: HOA guidelines: CC&R’s The city has specific codes that residents need to abide by. Homeowners who are a part of the Ranches HOA also have a set of Master guidelines; as well as individual CC&R’s (Conditions, Covenants and Restrictions) for their individual subdivisions. The Ranches HOA

Master guidelines cannot be less restrictive than any city code; but they can be more restrictive than city code. The individual CC&R’s of

subdivisions cannot be less restrictive than

the Ranches Master HOA guidelines; but can be more restrictive than those guidelines.

Eagle Mountain City: owns all the common areas; parks; playground structures and water systems within the Ranches HOA. The City is also responsible for maintaining Nolan Park, the Entrance to Mount Airey, and the Eagle Mountain sign near that entrance The Ranches HOA: is responsible for maintaining these common areas for the city. The HOA does not install or make improvements to these areas; but maintains what was installed by the city or developers.

Sprinkler run-off:

Due to the way the medians and sprinkler system were installed on the parkways; there will be run-off when the sprinklers are utilized. With the engineering of the watering system that was installed; this dictates where the water is directed to run off (which is done by the slopes of the landscaping and street) into specific drains on the streets. We are working to keep this to a minimum. Thank you!
