ABOUT PIEDMONT PLACE Piedmont Place, opening Fall 2016, has the unique opportunity to be the first building in what will soon be the “new” Downtown Crozet. Piedmont Place is located on Library Avenue on one half of an acre, directly across the street from Crozet Library. Piedmont Place will set the bar for both architecture and activity in western Albemarle County. The owners aspire to have this building become the heartbeat of Crozet, VA. It is not every day that a developer has the chance to set the tone for a new downtown district. The owners of Piedmont Place, Drew and Michelle Holzwarth, take this opportunity incredibly seriously.
Piedmont Place will have several unique tenants who will bring their businesses to an eclectic and vibrant town in great need of both their goods and services. THE MAIN LEVEL of the building will house the Piedmont Place Market—
the heart of the entire building. Inspired by the Chelsea Market in Chelsea NYC, the Market will become the hub of activity at Piedmont Place. The space is designed for flexibility and has room to include up to seven tenants in a variety of space sizes. The following types of services are anticipated: an organic food vendor/butcher, a bakery, a homemade ice cream parlor, a soup and sandwich shop, a wine and cheese shop, a coffee bar, a boutique lounge/eatery, and possibly a local real estate office. An outdoor seating area, separate from the restaurant below, will serve as the perfect place to enjoy ice cream, sandwiches, and other treats on the main level. There are many entrepreneurs in the local community who have been seeking a brick and mortar space to launch their businesses and introduce their products to the market. The Piedmont Place Market will serve as the perfect incubator for entrepreneurs looking to do just that; and, either grow into larger spaces eventually, or stay long-term in Piedmont Place. With the right mix of businesses, the Piedmont Place Market will be the community’s hot spot for breakfast and coffee in the morning, the desired lunch destination for a quick bite in the middle of the day, and the go-to destination when time is tight and a high-quality meal needs to be picked up in the evening.
THE RESIDENTIAL FLOORS will house six high-end, elevator served
apartments—something the community desperately needs. Additional storage space is located on the lower level. Many of these apartments will feature incredible views of the Blue Ridge Mountains from their balconies at one of the highest elevations in Downtown Crozet. All of these apartments will be in a great location the moment Piedmont Place opens its doors, but the location will become even greater as the “new” Downtown Crozet grows. ABOUT THE DEVELOPERS Drew and Michelle Holzwarth have been residing Crozet, VA with their two children since 2011. They are passionate about and committed to the community in which they live and work. Having watched with great interest the the planning process for Downtown Crozet, the pair excitedly got started on bringing the first privately owned building to the new district. ABOUT SMOKED Smoked Kitchen and Tap will anchor the west end of the lower terrace level. Smoked BBQ Co. is expanding from their locally-famous food truck on Charlottesville’s Historic Downtown Mall to Downtown Crozet, where they will open their flagship, full service restaurant located in Piedmont Place. Smoked Kitchen and Tap will feature a Chef driven locally inspired menu designed to SATISFY ALL PALATES (including vegetarian ones) in addition to true, slow smoked, offset hickory BBQ. Everything is made from scratch and sourced from the freshest, highest quality ingredients. Their secret dry rubs and five distinct sauces are all made in house. The restaurant is owned and operated by hard-working, local people.
GREEN INITIATIVES Piedmont Place’s energy efficient initiatives will be just as stunning as its architecture. On the roof top, 42 American-made solar panels will be installed by Sigora Solar. This 13.86 kW photovoltaic system producing nearly 18,000 kWh per year will be grid-tied and net-metered. According to the EPA Green House Gas Equivalency Calculator, the system has the capability of reducing 12.6 metric tons of CO2 emissions each year. In plainer terms, Piedmont Place’s roof top will have the same carbon sequestration capabilities of a 12-acre forest. Additionally, the Solar Panels are guaranteed to produce clean and reliable electricity for 25 years. WaterSense, an EPA Partnership Program, seeks to protect the future of the nation's water supply by offering simple water-efficient products for new construction. In an effort to significantly reduce the amount of water pulled from municipal sources, Piedmont Place will feature many WaterSense products—from the toilets to the sinks and beyond. With the new technology, water pressure and temperature are unaffected. Established in 1986, Icynene helps build energy efficient residential and commercial structures in over 31 countries. Icynene’s spray foam insulation solutions offer improved indoor air quality and reduced energy consumption. The insulating foam is guaranteed to perform for the life of the building. At Piedmont Place, Icynene will allow the building to better insulate itself, which will lower the amount of electricity needed for heating and cooling purposes.
