LOCATION Buckfastleigh is an historic mill town situated on the southern edge of Dartmoor national Park with a population of approximately 3,60o0. It benefits from a reasonable level of retail facilities and other amenities. Buckfastleigh is well placed for quick and easy access onto the A38 Devon Express Way which provides excellent communications to Exeter approximately 24 miles (38 km) distant and Plymouth approximately 22 miles (35 km) distant. Nearby towns include Ashburton approximately 3 miles (5 km) distant, Newton Abbot approximately 10 miles (16 km) distant and Totnes approximately 7 miles (11 km) distant.

The central part of the site has been developed with a large modern warehouse building in the late 1980s/1990s. The building is of steel portal frame construction with concrete block lower elevations overlaid with profile steel cladding to the elevations and roof. The building has a number of loading doors, an eaves height of 8.2 metres, and concrete power float finished slab floors. It is divided into a number of areas relating to various processes from dying of wool to storage and spinning. The main building is also fitted with a five tonne gantry. The building has been extended on its southern side with an extension of similar construction. A further building at the southern side of this building has recently been erected. It is of similar modern steel portal frame construction with profile steel cladding and concrete block lower elevations with an eaves height of 6.9 metres. There are effluent tanks on the southern side of the site. ACCOMMODATION You are referred to the attached promap plan. The plan will have to be modified depending on how services need to be split. The modern shed is hatched red but excludes the small separate outlined area hatched red to the left hand side(West)of the land shaded yellow which is also outside of the rental demise. There are two principal access points onto the site from Buckfast Road, one at the northern end of the site, with the other at the southern end. We understand that there is a right of way across the access road on the southern part of the site to provide access to Buckfast Abbey and a few small craft units beside the Abbey.

The Property has been in its current use and format for a considerable period of time and we have therefore assumed that the Property benefits from planning permission for B2 use (general industrial). It is allocated as an employment site and would therefore be

suitable for use in B1 and B8 uses (light industrial and warehousing) subject to planning permission.
