The exterior was also repainted in the last five years and new soffits installed. This is a well managed building that has been in the family for decades. The large, beautiful and bright lobby is tastefully decorated with new curtains, sconce lighting, wallpaper and baseboard mouldings. All new lighting is energy efficient and the recirculating pipes for the building have been replaced and hot and cold shutoffs added. The building is equipped with an intercom system, mastered locks, Armor cable elevator, smoke and heat detectors, a Hydrotherm boiler that was replaced in the last five years, and a domestic hot water system with a Teledyne boiler and a super hot storage tank. The laundry room is large with two Maytag washers and two Maytag dryers. The whole building was also rekeyed ten years ago, along with 1” deadbolts installed. The 31 suites all have large balconies with steel railings, lots of closets, electrical panels with fuses and drapes for window coverings. Some of the kitchen cabinets have been refurbished and counter tops replaced. Most stoves and hood fans have been replaced and all fridges are frost free. Most of the lino floors have been replaced, and carpet in the rest of the suites. The bathrooms have lino floors and ceramic tile tub surrounds, which in some suites has been replaced.
