auction Terms & Conditions Sale Method: The land will be offered in 8 individual tracts and will not be combined at any time during the auction. Farm Program Information: Farm Program Information is provided by the Wayne and Decatur County Farm Service Agencies. The figures stated in the marketing material are the best estimates of the Seller and Peoples Company; however, Farm Program Information, base acres, crop acres, etc. are subject to change when the farms are reconstituted by the Wayne and Decatur County FSA offices and are subject to final surveys. Earnest Money Payment: A 10% earnest money payment is required on the day of the auction. The earnest money payment may be paid in the form of cash or check. All funds will be held in Peoples Company’s Trust Account. Closing: Closing will occur on or about Tuesday, April 11, 2017. The balance of the purchase price will be payable at closing in the form of cash, guaranteed check, or wire transfer. Possession: Possession will be granted at closing, subject to tenant’s rights. Farm Leases: Tillable acres on Tracts 1-5 are cash rented for crop year 2017. All cash rent will be paid to successful buyer(s). Pasture land on Tracts 6-8 will be available to successful buyer(s) at closing. Contract & Title: Immediately upon conclusion of the auction, the high bidder(s) will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer financing.
