TOWN OF CHAPIN SOUTH CAROLINA

ORDINANCE NO. AN ORDINANCE TO ADOPT THE GENERAL COMMERCIAL (GC) ZONING DISTRICT FOR 161 COLUMBIA AVENUE, CHAPIN SC 29036. WHEREAS, Decker Associates LLC owns the parcel located at 161 Columbia Avenue Chapin, SC 29036 (TMS 000718-02-020) which is currently zoned Single Family Residential (RS-1); and WHEREAS, Decker Associates LLC desires to develop the property for commercial purposes; and WHEREAS, the Future Land Use map in the Comprehensive Plan annotates this parcel should be Mixed Use; and WHEREAS, the General Commercial Zoning District would allow for a mixture of commercial and residential uses; and WHEREAS, the Chapin Planning Commission has recommended to Town Council, pursuant to Section 1302C of the Chapin Zoning Ordinance, the approval to rezone the aforementioned property to General Commercial (GC); NOW, THEREFORE, BE IT ORDAINED by the Mayor and Council of the Town of Chapin, South Carolina, that the property herein described is hereby rezoned to General Commercial (GC) for the Town of Chapin effective this ____ day of ________, 2017.

Vacant currently, redevelopment to be proposed

Reason for Request: The applicant is requesting a rezoning in order to redevelop the property for commercial purposes. Character of Area: The parcel is bounded by Old School Rd to the north and the Wells Fargo parking lot to the south. The west and east boundaries are with private residence. The Town’s zoning map identifies the area as RS-1, Single Family Residential and the Town’s future land use map recommends MU, Mixed Use for the area. Analysis:

Current Use:

The rezoning is in keeping with the Comprehensive Plan to allow for a mixture of uses. The property to the east is zoned GC as well but has a private residence. The development plans will need to reflect the built environment and consider the close proximity to single family residences.
