TOPOGRAPHY: A defining and attractive feature of Wild Canyon Ranch is its location atop a large mountain locally known as Ranger Hill. The eastern edge of the ranch runs along the crest of this mountain, providing unobstructed views for miles toward the east. Many spectacular building sites are located along this side of the ranch. Great views are also provided to the north and to the west as the ranch is located on one of the highest plateaus in the area. There are numerous canyons leading to the northern and western areas of the ranch, as well as two creeks crossing portions of the ranch. Much of the east side of the ranch has been cleared of brush and cedar, and is relatively open pasture with beautiful hardwood trees. Most of the north and west areas of the ranch are wooded, providing excellent wildlife habitat. There are nine lakes and ponds across the ranch, the largest being ten acres in size. IMPROVEMENTS: Major improvements on the ranch are situated near the south entrance road. These include a 2,900 sq. ft. ranch manager’s home with an attached, one-room guest quarters and bath. There is a 60 ft. x 40 ft. Mueller steel barn with a 20 ft. x 40 ft. awning, and a 20 ft. x 20 ft. enclosed storage, all with concrete floor. The rear section of the barn has been converted into a 935 sq. ft. living area, with 2 bedrooms, 2 full baths, kitchen and living area. This apartment is attractively decorated and furnished with western decor. There is a set of steel pipe constructed cattle pens, 60 ft. x 60 ft., with a headgate and chute, Al/palpation gate and loading alley. Approximately six miles of all-weather roads across the ranch have been improved with crushed rock and are in excellent condition. Perimeter fencing around the ranch is as follows: north and east side is new T-posts and barbwire; south side is T-post and barbwire with an 8 ft. high fence along Texas Department of Transportation park boundary. The west side is cedar posts and wire fence. The ranch is basically open, with a one hundred acre pasture fenced around the home and barn. WILDLIFE AND RECREATION: Wild Canyon Ranch is a hunter’s paradise, offering whitetail deer, turkey, dove and duck. Trophy bass are plentiful in the larger lakes, and even mountain lions have been spotted in the canyon areas. Hogs are also numerous on the ranch. Only the ranch owner, family and guests have hunted on the ranch for the last seven years; hunting rights have never been leased out. There are seven blinds and feeders, which are fed year round, together with four food plots planted with a mix of oats, wheat, peas, and turnips. MINERAL INTERESTS: No mineral interests are owned by the current owner, and no mineral interests are available to be purchased.
