Land Features: The property has gently rolling land with select hilltop view areas. Elevations range from approximately 1,300 feet along the Medina River to higher elevations in the north end of the ranch in excess of 1,400 feet. The property offers good balance of cleared native and improved pasture, bottom land or drainages, with heavy hardwood tree cover. Cypress trees grow along the Medina River. Water: The Medina River is the main water feature in Bandera County. Good swimming holes are found along the nearly 6,000 linear feet of frontage. There is a large, approximate 45-acre private lake (Montague Lake) near the ranch headquarters. There is one equipped electric water well with an electric submersible pump which provides water for the house and has an iron bacteria treatment system. The water well at the headquarters is reportedly 364 feet deep. There are two other wells; one near the barn/pens in the north, and another near the old house in the south. The property does not have rural water service. Ranching: There is a longhorn cattle herd grazing the ranch. The typical stocking rate is or one animal unit per 20 acres. The cattle are not included in the offering. Wildlife: The property has typical wildlife for Bandera County to include white-tail and axis deer, wild hogs, turkey and dove.
