Maintain Outperform We maintain an Outperform rating and retain ANAN’s 2017E TP at Bt5.5. We expect 2017E earnings to be driven by potential realization of significant contributions from its condos and joint venture condos, which will start to generate more positive shared income from 2Q17E. 1Q17 net profit declined 5.6% YoY and 84.3% QoQ ANAN reported 1Q17 net profit at Bt140mn (‐5.6% YoY, ‐84.3% QoQ), which includes extra gain on the sale of investment in a joint venture of Bt71mn. If we exclude this extra item, core profit would be Bt69mn (‐53.5% YoY, ‐ 92.3% QoQ), which was below our estimate at Bt125mn due to lower‐than‐ expected transfers by 4%, a lower average GPM and a higher‐than‐expected loss from JVs. Transfers were Bt1.58bn (‐27.6% YoY, ‐41.9% QoQ). This was due to the lack of newly completed condos to be transferred in 1Q17. The average GPM was 33.1% (we forecast 34.5%). The SG&A‐to‐revenue ratio was at 25.1% due to the low base of transfers and increasing marketing expenses. The shared loss from investment in joint ventures was Bt58mn (our forecast was a loss of Bt45mn) because the first JV, Q Chula Samyarn, had only 12% of the project value of Bt6.9bn left to be transferred in 1Q17. Hence, its shared gain did not cover the shared loss from other JVs, which are under development. Maintain 2017E net profit 1Q17 net profit was only 7% of our 2017E forecast. We maintain our view that 2017E net profit will rise 32.3% as ANAN and the JV company have nine newly completed condos (Bt25bn, 67% sold) to be transferred from 2Q17‐ 4Q17E.
