PROPERTY DESCRIPTION: The property is not a typical South Texas ranch. Approximately 1,600 acres of the ranch was previously in farmland. This land has now been planted to buffel grass, which provides some outstanding grazing. The remaining 1,000+ acres scattered throughout the ranch consists of light to somewhat dense brush pasture. The browse on this brush pasture consists of most all brush varieties. The combination of the buffel grass and native pastures provides excellent cattle grazing as well as forage and cover for quail and deer. IMPROVEMENTS: Fences: The property is perimeter fenced with eight foot galvanized deer proof fencing (completed approximately 5 years ago) and cross-fenced with five strand barbed wire. The perimeter fencing is in very good condition and for the most part, the interior fences are in good to very good condition. Water: There are two submersible water wells located on the ranch which are tied together by pipeline to provide water within each portion of the ranch. Building Improvements: The building improvements consist of a modern, well kept modular three bedroom, two bath home, metal roofed storage shed and grain storage bin (sixty thousand lbs.). CARRYING CAPACITY: The carrying capacity of this ranch is somewhat unique for South Texas due to the large amount of improved buffel pasture. Under normal conditions, the ranch should carry, on an averaged year round basis, approximately 500 550 head of steers/heifers. Typical weight gains have been in the area of 1.2 lbs. per head per day.
