RE: AUTHORIZATION: COMPLETION GENERAL MAINTENANCE ADDRESS: - 49 The Willows The Lessee (Tenant) have brought the following maintenance issues to our attention that requires repairs: Tap in kitchen leaking, causing damage to the cupboards Hot water tap in bathroom – small amount of water coming out of the tap. Attached herewith are quotation(s) that we have managed to secure in your favor, once you have had an opportunity to study these quotations, send us your written instructions and approval by signing next to the column below to indicate your decision: Contractor

Important: The following Act also applies: Consumer Protection Act 68 of 2008   

Section 55 – Consumers right to safe, good quality of goods Section 52.2b – Every Consumer (Tenant) has the right to receive goods that are of good quality, in good order and free of any defects. Failure by the owner to repair defects can result in the Tenant repairing such defects and deducting it from the rental.

Yes, please arrange for maintenance to be done as soon as possible NO, don’t deduct the amount from my rental income. Forward the invoices to me for payment. I undertake that I will pay the invoices within 48 hours after confirmation has been received that the work has been completed and i have received the invoices from Chas Everitt Property Rentals. Option 3 NO thank you, I will not be making use of your contractor and I will oversee my own repairs to the above property. Kindly provide me with the details of the Tenant for the necessary arrangements. I do understand that I am under an obligation to the Tenant that the repairs must be done within 24 hours. I will keep in touch with Chas Everitt and will confirm that the work has been done. Should I as the Landlord fail to do the above repairs within 24 hours I give permission to Chas Everitt Property Rentals to revert to option 1 by default.
