Fern Street; bounded by 12th Street South (N), S. Fern Street (E), 15th Street South (S), S. Hayes Street (W)  GLUP Designation: “Medium” Office-Apartment-Hotel  Current Zoning: “C-O-2.5” Commercial Office Building, Hotel, and Apartment District  PDSP Site Area: 731,813 sq. ft. (16.8 AC)  Requested PDSP Amendments o Reallocate approved residential use/GFA to Buildings A and C in Phase 1 from a later phase o Reduce the amount of hotel uses (decrease from 250 rooms to 60 rooms) o Change building layouts in PDSP plan o Maintain above grade parking and reallocate hotel uses in Phase 3 of Building D o Shift open space from 15th Street to be combined with larger open space area along S. Fern Street o Realign S.
