The American Futurity is held there every year, and is the richest Quarter Horse race in the world. Alamogordo, New Mexico, lies to the south of Tularosa, and the Sacramento Mountains flank the village to the east. The topography of the area ranges from flat land to steep hillsides. The area is rich in horse properties and farms that provide the feed required to operate them.

our irrigation wells, two domestic, are located on the property, which pump water via underground pipeline to a center pivot and lateral sprinkler systems. All wells are either completely new or have been completely reworked within the last four years. Three of the four motors are new this year. Well depths are approximately 370 feet. This irrigated farm has a strong history in agriculture and the production of feed, as well as easy access, which is beneficial to possible future development. There are approximately 800 acre feet of water rights. The farm is currently planted in alfalfa, which is one of the most common crops grown in Otero County. Irrigation water for the farm is provided by wells, and water rights associated with the farm include full ownership to the well. The fields are completely fenced and cross fenced resulting in an efficient grazing operation.
Farming Operation...
T
here are 5 irrigators located on the farm, all in good shape. The pivot is a Zimmatic 7 tower 1/4 mile 3/4 circle. Each quarter has 31 acres for a total of 93 irrigated acres. It is completely fenced for cattle or horses.
The linear is a T and L. It is hydraulic and uses a small diesel engine to drive the hydrolics. There is about 80 acres under it. The linear is approximately 6 years old, and currently runs close to 1,000 gallons per minute through. It waters extremely evenly over the field. Additionally, there is a small field watered by a sideroll. Another sideroll just east of the worker housing waters 8-10 acres and is in great condition. A small sideroll located behind the shop waters a small patch of grass for occasional grazing.
Structures... Machine Shop & Storage Shed A machine shop and storage shed are located on the property. The shops are constructed of metal with cement floors. The shop is insulated and equipped with both heating and air conditioning, as well as a walk-in freezer. Hay Sheds & Barns There are two hay sheds located on the farm. The barns are constructed of metal with dirt floors. Pens & Fences A great set of livestock pens can be found on the farm and are constructed of metal pipe. The fences are barbed wire and sheep fence on wood and steel posts. Fences are in good condition and have been reinforced with new posts, or a complete new section has been put in where necessary.

he manager’s home is a brand new, 2,200 SF pre-enginerred home on a permanent foundation. It has an insulated garage attached, along with a new roof, styrofoam insulation, and stucco.

The auction will begin promptly at 2 p.m. at the Inn of the Mountains Gods - 287 Carrizo Canyon Rd., Ruidoso, NM. PROCEDURE The property is offered as is and is selling ABSOLUTE with no minimums and no reserves. It will be sold in the manner resulting in the highest total sale price. DEPOSIT All bidders registering to bid at auction will be required to bring a cashier’s check in the amount of $10,000. If you are not the winning bidder, it will be returned at the end of the auction. DOWN PAYMENT A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment must be paid in the form of personal check, business check, or cashier’s check. The balance of the contract price is due in cash at closing. YOUR BIDDING IS NOT CONDITIONED UPON FINANCING. ACCEPTANCE OF BID PRICES The successful bidder will sign an Agreement to Purchase at the auction site immediately following the close of bidding.
