LOCATION The Bader Gulch Ranch is situated in the Big Horn Mountains, approximately 25 northeast miles east of Ten Sleep, Wyoming, near the southern boundary of the Big Horn National Forest. It can be accessed from the west via the town of Ten Sleep, or from the northeast via the town of Buffalo. Air transportation is available approximately 54 miles from the ranch at the Worland Municipal Airport; it accommodates private aircraft and offers commercial flights through Great Lakes Aviation.

PROPERTY The pristine mountain setting encompasses 1,740± total acres of which 1,460± acres are deeded and 280± acres are Bureau of Land Management. Live water from several springs flows into Bader Gulch and sub-irrigates native grass meadows. Bader Gulch flows the width of the property and provides water for wildlife and livestock, alike. Many species of wildlife utilize both the open rangeland and areas of heavy timber on the ranch. Elevations range from 7,400 ft to over 7,900 ft. Several outstanding potential cabin or home sites are available throughout the property, allowing the purchaser to create their ideal accommodations.

RECREATION The recreational opportunities on the ranch and in the nearby areas are countless. First-rate wildlife viewing and hunting is available on the ranch. Nearby fishing is found in the blueribbon stream of Canyon Creek, or fish the easily accessible Doyle Creek or Dullknife Reservoir. The ranch provides a beautiful setting for summertime hiking, horseback riding, and riding ATV’s. A short drive from the ranch is the Canyon Creek Golf Course. In the winter snowshoes and snowmobiles are the preferred mode of transportation and the Big Horn Ski Resort is less than 25 miles from the ranch.

OPERATION Bader Gulch Ranch is currently operated as a summer grass cattle ranch with grazing from the middle of June through the middle of October. The high elevation combined with quality mountain grass puts an excellent gain on calves. The pasture is well watered with live water in Bader Gulch and the springs that feed it. It is owner rated to run 150 pairs through the summer grazing season. The current owners have consistently stocked the ranch very conservatively to ensure the quality of the rangeland and to preserve the outstanding

wildlife populations. ®
