Description The site comprises an irregular shaped parcel of land that was previously the site of a national grid gas works. The site is generally level with various areas of hard standing and concrete pads and is bounded to the east by predominantly residential properties to the west by Beever Place and by the river Ryton to the south. The site is effectively divided with the land edge red on the plan to the front of these particulars being served directly from Canal Street. The land edged green has no direct vehicle access and part of this area is leased to Bassetlaw District Council. This may offer opportunities when negotiating any Section 106 obligations. The proximity of the site to the town centre gives the site numerous potential uses subject to planning. We are in the process of seeking pre-application advice, but we feel that the site would be suitable (subject to planning consent) for residential development, some element of mixed use or a over 55’s retirement type development.
