Grasslands West | Lakeland, FL 33803 The 312-unit Alexan Apartments (which are now known as the Town Center Apartments at Lakeside Village) abut the Lakeside Village Mall. These apartments were recently sold to a third party buyer for $46,000,000. This three-story wood-frame construction property was built by Trammell Crow Residential, and was opened December of 2009. The property averaged 1,005 +/- SF per apartment, was in excess of 97% occupancy at closing, and was achieving rents in excess of $1.26 per foot based upon its most recent quarter of leasing activity. This 2015 sale reflects a per unit average in excess of $147,000 per unit and a per-square foot average slightly over $146 per foot. Recent overall home sales in Grasslands have outpaced the market with the average individual home sale price exceeding $410,000; some were exceeding $900,000. The mall itself is about 560,000 +/- SF, and is also doing very well. The mall is 96% occupied and generating reported sales volume in excess of $400 per foot. In-line store rent is reportedly approaching $24 per square foot, triple net. The car count on nearby Harden Blvd. is in excess of 32,500 cars per day.
