PLANNING The Local Planning Authority is the London Borough of Bexley. In Bexley’s Unitary Development Plan (UDP) the property lies within the ‘Major District Centre Boundary of Crayford’ and is classed as ‘Core Shopping Frontage’. The Council’s Planning Strategy identifies town centres as the main focal points of activity and in particular shopping and related services. Bexley’s adopted Core Strategy suggests that the areas in and around its larger town centres, including Crayford, have potential to accommodate growth.

GROUND FLOOR RETAIL

Policy CS10 of the Core Strategy suggests that it is the Council’s aspiration to achieve 50% affordable housing as a proportion of all provision. In residential schemes of 10 units or more, the Council will seek the maximum reasonable amount of affordable housing. In particular: •

A minimum of 35% affordable housing



A target of 70% will be social rented and 30% will be intermediate housing unless otherwise agreed.

Any potential re-development which included residential uses would need to have regard to the Bexley’s Housing Standards Policy Transition Statement (2015) which Includes space standards. Pre-applications discussions have taken place with Bexley where a sketch scheme comprising 2 ground floor retail units and 12 flats over 1st and 2nd floors totalling 14,440 sq ft was proposed. The positive pre-app response has suggested creating a four-storey central element on the corner of the building (facing out onto Crayford Road) with the remainder of the building being a maximum of 3-storeys high.
