Property Description The subject property is shown on King William County Tax Map records as parcel number 26-48. It is known locally as the “Mill Pond Tract.” According to the tax records the property contains 127 acres; however, a 2011 boundary survey completd by land surveyor Charles H. Smith, L.S., PC shows the actual acreage around 165.272 acres. The original deed was recorded in Deed Book 32 on Page 111. The subject property is currently zoned A-C (Agricultural-Conservation). There are approximately 1,329.56 feet +/- of road frontage on State Route 602 (Landing Road). The subject property borders along the southeast edge of Judy Swamp and near Dabneys Millpond; however, there are no deeded use rights to that pond for the subject property. The subject property contains approximately 12.5 acres of fallow openland in three separate fields. There is an approximately 27-acre old field site that was converted to woodland with predominantly Loblolly pines and some mixed hardwoods in the early to mid-1980s. The balance (125.7 acres +/-) of the subject property is in a mature mixed hardwood (i.e., white oak, red oak, Yellow-poplar, American beech, etc.) stand with scattered natural pines. A timber cruise may be available upon request by the Special Commissioners.
