The building was a key element of Calgary’s warehouse district and is a significant architectural landmark combining two distinct architectural styles popular in early twentieth-century buildings: classical and Chicago styles. The building’s architectural features include a red brick exterior and cut sandstone trim complete with colossal brick pilasters and an arcading pattern. The pressed metal bracketed cornice, along with the double mullion glazing, provide a unique triple window pattern. The building was constructed in 1912 and underwent extensive renovations in 2006, 2013, and 2014. From 1915 until 1982, the building was occupied by several Federal agencies, including Customs who occupied the building the majority of time. While maintaining its exterior façade the building systems have been extensively upgraded to offer modern updates including: a new roof system, a new chiller, a new boiler, new windows, new hot water tank system, a new DDC control system, and a new emergency generator.
