Water Wholesome water to be provided to any place where water is drawn off, including to all toilet and kitchen sinks. There is to be a suitable installation for the provision of water of suitable quality to the WCs fitted with flushing devices. Water to be supplied to the premises by a statutory water undertaker or licensed water supplier through an installation complying with the requirements of the Water Supply (Water fittings) Regulations 1999 (SI 1999/1148 as amended)

Underground Drainage GenerallyDrainage generally to be 100mm diameter Marley thermoplastic pipes with flexible joints on 100mm pea shingle bed. Backfill with selected as dug material containing stones no larger than 40mm, compacted in 150mm layers. Sheet and prop all trenches where necessary for safety.

Where cover to pipes is less than 600mm: In soft landscape areas place concrete paving slab over granular surround to protect pipe from mechanical damage. Beneath vehicular access routes provide 100mm insitu concrete slab protection spanning over trench. Where cover to pipe exceeds 2m, bed and surround drainage pipe in pea shingle to at least 100mm above pipe crown. Where passing under buildings excavate the trench into virgin ground or compacted hardcore and then bed and surround in pea shingle to at least 100mm above pipe crown. Backfill with compacted material to be used for hardcore and if used below concrete slab reinforce slab to Structural Engineer's requirements. Pipes passing below a building are to have concrete lintels placed over where passing under walls.

New manholes are to be 250/450mm diameter prefabricated thermoplastic inspection chambers to suit drainage pipes, bedded and surrounded in pea shingle. Fit single seal coated ductile iron covers to BS EN 124 grade B125.

Underground Surface Water DrainageRWPs to connect via adapters to underground pipes laid to minimum 1:100 fall. Soak-pits built from Hepworth Concrete or similar pre-cast perforated concrete rings and pre-cast concrete lid set minimum 200mm below ground and a minimum of 5m from building. Soak-pit dimensions are to be agreed with the Local Authority Building Control Officer in accordance with BS EN 752 following a soak test in accordance with Building Regulations Approved Document H2.

Underground Foul Water DrainageMinimum 1:80 fall where serving at least one WC. (1:40 fall in other cases).

Electrical Installation All light switches and electrical sockets are to be placed between 450mm and 1200mm above finished floor level. All sanitary areas to be fitted with energy efficient luminaires controlled by movement detectors or time controlled press button switches to prevent un-necessary usage. Electrical connections required to Micro CHP plant and installation of inverters and electrical control panels to be fitted as per manufacturer's specification. External lighting will automatically extinguish in daylight and when not required at nights. Fixed internal lighting to meet the minimum requirements of L2b Para. 4.29d and the guidance in the Non Domestic Building Services Compliance Guide with the average initial efficacy not less than 55 luminaire lumens per circuit-watt. The completed electrical installation is to be designed and installed fully in accordance with BS7671:2001 or any document/standard that supersedes it. The work is to be undertaken only by an NICEIC registered electrician. Ensure that the system is fully safe, test circuits on completion and provide satisfactory test certificate

Disabled Access Accessible approach to units to be main entrance door (GD.01) via a ramped approach to accessible threshold (minimum clear opening width of 800mm) Internal circulation, WC and shower provision to comply with Approved Document M. All necessary visual contrasting of surfaces and fittings are to be provided to ensure reasonable access and use for a partially sighted person, to comply with Approved Document M1. Internal doors will have vision panels providing visibility between 500mm and 1500mm above the floor in compliance with para 3.10h and Diagram 9.

The disabled shower and WC room to comply with Diagram 24 of the approved document and Diagrams 18, 19 and 20 in relation to the arrangement of the WC provision. The shower to be a wet room shower in order to allow appropriate access for wheelchair users, but to be designed so as to be useable by able bodied persons as well. Wall mounted drop down support rails and wall mounted slip-resistant tip-up seats (not spring loaded) to be provided. A shower curtain for enclosing the seat and rails to be provided, a shelf for toiletries to be provided, the floor to be slip resistant, the shower terminal fittings to comply with Guidance Note G18.5 of the Guidance Document relating to Schedule 2: Requirement for Water fittings, of the Water Supply (Water Fittings) Regulations 1999, SI 1999/1148 and the markings to be clear and logical. The shower controls to be between 750 and 1000mm above the floor. An emergency assistance pull cord and alarm system to be provided. The arrangement of horizontal support rails to comply with para.5.10 j & k. Heat emitters to not restrict the wheelchair manoeuvring area or WC transfer area. WC pans to conform to BS 5503-3 or BS 5504-4. Cisterns to have their flushing mechanism on the transfer side of the space.
