Story behind this property This property was brought to our attention by a fellow investor who had an emergency back home and needed to leave the country. He didn’t want to enter into contract because he didn’t know how long he was going to be away. So he passed it on to us. This home is mostly smoke damaged on the 1st story. The fire originated on the property to the left of this one. The fire was so intense that it melted away the majority of the vinyl siding. The extent of the fire damage to this property is localized only to the left side of the house. Some wall studs , the entire fascia sub-wall needs to be replaced before putting on the siding and the left side of the roof rafters. Mostly only the tips have been damaged by the fire. This being said you can’t just replace portions that are damaged. It’s recommended to replace the full length of the damaged ones.

INSTALL NEW SIDING ALL SIDES OF HOUSE. Can be placed on top of what is currently there. With the exception of the left side of the house. The entire sub-wall plywood need to be replaced. INSTALL NEW ROOFING. The rafters on the left side of the house were damaged by next door fire. The damage is focused mainly on the tips. Although the tips were damaged the entire length of the damaged rafters need to be replaced. Once that is done and the sub-flooring is placed the entire roof can be shingled. REPLACE FLOORING ON 1ST FLOOR. Floors appeared to be rotted and water damaged in certain areas. They are structurally sound. No telling how extensive is the damage as there was debris on the floor. To air on the side of caution it’s estimated to be replaced. FLOORING ON 2ND & ATTIC FLOORS. Subflooring appeared to be in good condition. It appeared that this home the rooms have always had carpet or linoleum type floor covering. Recommend Installing hard wood flooring. To air on the side of caution it’s estimated to be replaced. BATHROOMS. 1st & 2nd Story bathrooms require complete gut rehab with new fixtures. Remove the illegal bathroom at cellar unless you’re going to file plans. KITCHEN. Requires complete gut rehab with new cabinets , countertops , appliances. Remove the illegal Kitchens from the cellar & 2nd floors unless you’re going to file plans. WALLS. For most rehabbers there are walls that are good. For us personally we would replace all walls and physically see what’s behind the walls , insulate it and inspect to see if there’s any pests , plumbing or electrical issues. CEILINGS. Replace all ceilings and physically see what’s above it , insulate it and inspect to see if there’s any pests , plumbing or electrical issues. OUTLETS AND LIGHT SWITCHES. Replace all on all stories. CEILING AND WALL LIGHT FIXTURES INCLUDING EXTERIOR. Replace all. DOORS. Replace all. WINDOWS. Replace all. CELLAR FLOOR. Is made of concrete and appeared to be in good condition. HOT WATER TANK. Replace it. The old one might be working but with a rehab of this magnitude you’re better off replacing it. FURNACE. Replace it. The old one might be working but with a rehab of this magnitude you’re better off replacing it. BASE BOARD MOLDINGS. Replace all. WINDOW AND DOOR TRIMS. Replace all. STAIRWAY TREADS AND RISERS. We found the 1st floor stairway leading to 2nd sty and the 2nd sty stairway leading to the attic to be structurally sound. It’s always been our experience to remove treads and risers and then sand the stringers down. Then install new treads and risers. This was done to save on labor costs of sanding , staining and poly. However the stairs leading to the basement does need work. These might need to be replaced. CELLAR WALLS. Remove all studs and sheetrock at walls and ceiling. Then white wash all walls. It’s up to the individual rehabber if their preference is finishing the walls with sheetrock. CELLAR CEILING. The ceiling in the basement we would personally always finish. You can accomplish this in numerous ways. We prefer to use an acoustical ceiling ( AKA Drop Ceiling ) , it allows access into the ceiling for anything that might present itself and it also covers the ceiling and leaves it looking beautiful. FRONT PORCH. The flooring requires work. Strongly recommend not using wood. The railings need to be replaced. The awning would need to be replaced. Although the awning is not mandatory it is proven that it’s a selling point for some buyers. No one wants to get wet while opening their front door.

Recommendations Please keep in mind that the following are only suggestions to maximize on your profits , to attract the right buyers and to sell to potential buyers. These recommendations will more than likely require the services of an architect.

• Creating an open floor plan concept will really add value and grab everyone’s attention. • Creating a laundry room in the basement. Install cabinets and counter tops for folding clothes. This will add living space. • Creating an office in the basement to also add usable space. Thus increasing sq. ftg. To the home. • Adding a play room in the basement also adds over all sq. ftg. Odds are 88.2% chance of a family moving in with a child or having a child. • Converting this 1 family into a 2 family home. This will increase the ARV to 390K+. The first floor can be used in conjunction with the cellar ( no rooms for living ), the 2 nd floor can be used in conjunction with the attic. PLEASE NOTE YOU NEED TO FILE PLANS FOR THESE. If you take the route of filing plans, adding a ½ bathroom in the cellar increases value to the home. • Installing a skylight or two on the top story. One in each area to allow for natural light and save on electrical costs associated with turning the lights on. • Checking stability of roof rafters to see if they can accommodate solar panels on either side of the house. It’s always an option to ask the new homeowner if they would like them installed. You don’t have to install them. Just call us and we’ll have the pro’s install it. Once it’s done you can expect a check in the mail for the referral. • Install Light fixtures on sides and rear of house. • Outlining the rear yard lot line borders would add a sense of security as well as a realization as to how big the rear & side yard really is. • When the rehabbing work begins, if the roof and façade of house is done first you can start advertising it as coming soon. This way you can start lining up your possible buyers. Also placing a large lawn sign with a color picture of what the interior will look like will grab peoples eye. Once they see this, they will be curious and come by just to see how it looks on opening day. • Making the house cable ready & internet ready with ports in every room with a main junction in the basement area for easy access. Must use fiber optics for top quality picture. ( consult with a pro ) • A lot of contractors save all the metal from the home renovation and then take it in to be recycled. This can also bring in a whopping sum of 1 to 3K total. • Consult with your contractor what the costs are for gutting ( demolition ). Most times it’s cheaper to get a separate insurance for the home in case anyone gets hurt in the home while walking or working in it. Then hire 4 to 6 laborers to remove all the debris. Contract 2 or 3 dumpsters to be dropped off on the property in the rear. Doing this should save you from having to deal with D.O.T. for street permits etc. While you may spend 4 – 8K this will save you 10 – 15K.
