Area Neighborhood:

The subject tract is located in southwest Leon County in the rural area bounded by the Navasota River, Old San Antonio Road, FM 979 and FM 2485.

Location:

The subject tract is located approximately 3 miles north of Normangee and approximately 1 mile east of the intersection of Hwy 39 and County Road 452.

Size:

The tract contains approximately 469.62 acres.

Legal Description:

The property is legally described as that 469.62 acre tract located in the J. Scritchfield Survey, Abstract Number 26, Leon County, Texas.

Access & Frontage:

The tract is accessible via Hwy 39 from the north and south to CR 452, the east to the property. The tract fronts approximately 6,618’ along the northside of CR 452.

Shape & Topography:

The tract is nearly rectangular shaped and measures approximately 2,600’ x 6,680’ x 3,042’ x 5,208’ x 525’ x 1,410’. The property ranges in elevation from 450’ at its western side at the railroad to approximately 380’ at its southeast boundary where the creek exits the tract. The property is approximately 80% wooded and 20% open pasture. The tract is bisected by a creek and could be subject to very minor flooding at the creek’s exit at the southeast property line. The tract is bisected by numerous senderoes traversing the wooded areas and has two stock tanks. It is well suited for deer and hog hunting.

Utilities:

The tract has electricity on site and a phone line is located in the area. There is no water well nor domestic water line on the site.

Drainage:

The tract drains generally from the northwest in an eastward direction. As mentioned, there is a creek that enters the property approximately 2,500’ from the northwest corner and exits the tract approximately 1,400’ from the property’s southeast corner.

The soil types are shown on the attached map and the predominant series are the Gasil Fine Sandy Loam, Hearne Fine Sandy Loam and Rader Fine Sandy Loam.

Zoning & Restrictions: There is no zoning in Leon County, and no known restrictions that would affect the properties usage. Easements:

There appears to me one underground easement located on the property. There may be an electrical easement along the R.O.W. line.
