Maintain Underperform with the 17E TP at Bt3.5 We maintain Underperform with the 17E TP at Bt3.5. We expect 4Q16E to be the lowest profit of the year and the 2017E earnings to decline YoY due to lower condo backlog to be realized in 2017E. A positive point for SC is an interesting dividend yield, which we expect to be around 5.2% this year. More competition in high‐end houses next year SC’s major products are prime residential projects in the middle‐to‐high segments. SC views that these receive less of an impact from the economic downturn compared to the low‐income group segments, as evidenced by 11M16 low‐rise presales of Bt7.27bn, which increased 1.2% from 11M15. However, the competition in the middle‐to‐high segments will be intense next year as many developers are diversifying their products to penetrate these segments. Hence, it will be a challenge for SC to remain the market leader, especially in high‐end low rises. Nevertheless, SC is confident that its well‐known brands as well as the differentiation of the concepts and designs of its products will meet customers’ demand. Postponed launch of four projects to next year SC postponed the official launch of four projects worth Bt11bn from 4Q16E to 1Q17E and launched only one luxury project on Nov 26, namely, Grand Bangkok Boulevard Rama 9 (Bt1.45bn, 3 units or Bt90mn sold at end Nov‐16), along with exclusive sales of the Gentry Sukhumvit (Bt1.3bn) and 28 Chidlom (Bt8bn) for VIP customers in 4Q16E. Hence, SC expects its 2016E presales to be Bt12bn from previously at Bt15bn. The 11M16 presales of Bt10.6bn secured 88.5% of its new target. SC expects 2016E revenue to improve YoY SC maintains its 2016E revenue estimate that will increase YoY from Bt13.2bn in 2015 revenue as it 9M16 revenue was Bt11.5bn, increasing 26.9% YoY. However, SC expects 2016E revenue to be lower than its target of Bt15bn due to the unfavorable market sentiment in 4Q16E.
