BUCKHORN DUCK HUNTING RANCH

BIG VALLEY NORTHEASTERN CALIF.

LOCATION: The Buckhorn Duck hunting Ranch is located off of Highway 299e in Lassen County near the small town of Bieber. It is just west of Bieber and has the Pit River running through it.

DESCRIPTION: The ranch is in the Federal Wetlands Preserve Program, with a WRP easement already in place. The restoration work of restoring the wetlands has already been done. The Pit River and several of its sloughs run through the ranch. There are several ponds and lots of potholes on the ranch. Mature willows are concentrated in areas that create heavy cover for Mule Deer. There are no building improvements. ACREAGE: Approximately 252 acres. WATER: The Buckhorn Duck Hunting Ranch has a water right from the Pit River. The Pit River is dammed up by what is known as the “Town Dam” flooding portions of the ranch. During the restoration work water control structures were replaced and new ones added, small check dams were placed in the sloughs. HUNTING: The Bieber Area and Big Valley as it is more commonly referred to has a reputation for great waterfowl hunting with lots of ducks and Canadian Honkers using the area. Large numbers of Honkers and Mallards next in the area and northern migrants come in the fall. The Big valley area has several waterfowl clubs and hunting guides, it is also home to the Ash Creek Wildlife Area. Lots of Wild Rice is grown in the area and it attracts waterfowl and holds them in the valley most of the winter. COMMENTS: This is an opportunity to own a large chunk of WRP ground and a hunting club in Northeastern California. This ranch has lots of Mule deer on it, that reside in the willows along the Pit River. Not many properties like this become available. PRICE: $349,000
