2 Story Addition and First Floor Reconfiguration Remodeling Costs - 1907 Two Story Classic

Project Description This project involves adding a large two-story rear addition on a 1907 two story home in the Linden Hills neighborhood. The addition will most likely be built on an insulated crawl space (but may have a full unfinished basement) and the floor level may be one step down to allow for light and open feeling. This light filled addition will be approximately 20' x 24' (but will not be a big square box) and will be sided to match the existing home. The main floor addition will be open to the newly remodeled kitchen and dining room. The addition will contain a large family room that may have a fireplace, a pantry and organization "office", a 1/2 bath, and a real office that will count as a 4th bedroom. The second floor will house a master suite with a master bath, large closets and good sized master bedroom. An existing bedroom on the second floor will need to be reconfigured to gain access to the addition.

(The cost for creating the space are included in this ballpark number. Internal fixtures and finishes for the kitchen, 1/2 bath, and Master Bath are separated out below. The garage costs are also separated out below). There is a significant amount of demo in removing siding, roofing, wall framing, existing windows, and some internal walls. The home currently has cedar siding. The incoming electric lines will be relocated or buried. It is assumed that a new furnace and A/C unit would need to be installed as well. The added space on the main floor will feature many large windows. Hardwood floors will be installed in the new addition and kitchen. Kitchen Addition Fixture Costs - 1907 Two Story Classic

Project Description The existing kitchen will also be remodeled. The kitchen will slide to the North. The kitchen will have a classic look and will feature hardwood floors, a tile backsplash, a stainless steel sink, a vented microwave, and ample windows. The cabinets will most likely be white box cabinets (with few upper cabinets - to allow more light) and dark solid surface counter tops with a matte finish. The adjacent dining room will be opened to the kitchen and will become the main eating space.

Project Description This portion includes the finishes and fixtures for the new master bath. The Master Bath will feature a deep tub and separate shower, toilet, and double sink. An exhaust fan will be installed and there will be (an obscured?) window or windows up high to let in light. Tile or hardwoods will be installed on the floor. Tile will be installed in the shower area. Wainscoting may be installed on the walls. Costs to create the space are included in the addition and first floor reconfiguration costs above.

Detached Rear Garage Demolition and Landscaping Costs - 1907 Two Story Classic

Project Description This project includes adding a nice two stall garage on the rear of the property (there is no alley - but access is good). Some landscaping would be done around the yard as well. The peak of the garage roof could match the pitch of the home. The garage would be approximately 20' x 24' with one period 16' overhead garage door facing West and one service door and garage window both facing North. The garage may have a dormer. Several sections of fence will also need to be moved.
