Subject Property Information The subject consists of 13.3 acres and is located approximately 1/2 mile East of Buffalo Center with access from a State HWY #9 along the South and County Paved Road “R20” along the west. The soils are considered average for the area. Topography of the building site is primarily level to undulating. Tile has been added and is considered adequately tile for normal rains. Improvements on the site include the following: Remodeled older dwelling originally built somewhere around the early 1900’s. It is a 2-story with a single level addition to add on to the attached garage. Total living area 1,920 Sq. Ft. Remodel included gutting the plaster and walls to the studs. New wiring service and electrical through out., vinyl siding and insulation, windows replaced, new roofing, cabinetry through out, plumbing fixtures for both baths, utility and kitchen. The structure is a power ventilated barn with sandwich insulated walls. The building is divided into two cow pen areas divided by a 18-20’ wide drive-thru feed lane that runs the length of the barn with a center portion (18’ wide by 134’) that housed the former robotic dairy equipment. This then divides the barn into four (4) pen areas. The barn has a Tuff Tex (PVC) lined interior with colored steel exterior, ceiling is also Tuff Tex lined with trusses having a 1/12 pitch with a center ceiling of 17’. Roof rafters are 4/12 pitch with colored steel screw applied steel. R-30 blown insulation in ceiling with ridge vents. South wall has a long curtain from DIR of Iowa and is a scroll type curtain opening simultaneously from top and bottom. Protecting this on the inside is bird netting and some cattle panels similar to hog facilities. North wall is colored steel clad sandwich walls with a bank of fans for power ventilation. Ventilation fans include 20-55” fans and 4-36” fans. There are also 4-24” pit fans to pull air from the barn through the pit to the outside. There is a suspended curtain in the barn on a controlled unit to raise and lower the curtain to maintain air flow pushed to the floor to cool the livestock. The curtain was designed to raise and lower to maintain air flow to the livestock. No supplemental heat is required except in the (former) robotic parlor rooms and this was setup to have in floor heat. Livestock can be fed by a drive through feed lane into precast concrete feeders through the center alley that runs the length of the building. The bunks are on both sides as the barn is divided into four (4) - 60 cow pens. Doors on the drive through are 18’ high rigid Hydro swing doors with remote controls. These are from Cottonwood, Minnesota and are considered above average for doors. Each pen has two waterers on each end. Milk room and office area attached to the center parlor area is 42’ x 24’ area. This includes an office area, bathroom, utility area and a separate room for the mile chillers and bulk tank. This office area is sandwich wall insulated with in floor heat.
