INVESTMENT OFFERING ECONOMIC SUMMARY The Days Inn has a 2012 Gross Revenue of approximately $337,551 dollars - an approximate 3 Xs Gross pricing. The average gross revenue per room for YE 2012 was approximately $639.30 per month per unit. The cost per unit, based on the asking price of $1,050,000 million is approximately $23,863. Average Occupancy varies based on season. Both Summer and Winter months are considered “busy season’ months. The transition months of November and April are considered slower business months. Occupancy rates and rental rates are much higher on weekends and during special events. Nightly rates during the busy seasons vary, with weekends usually averaging between $65 and $80 per room. The slow months (late March thru April and November typically show rates between $45 and $55 per room. All rooms include mini-fridges, microwaves, hair dryers, cable TV, and free internet. The Days Inn is a part of the Wyndham Group of Hotels. Average occupancy rates for the Cedar/Parowan area fluctuate based on the season, but have averaged between 50% and 55% for the last few years. Average nightly rates have averaged between $40 to $60 for the older hotels, and in the $80 to $120 for the new hotels.
