Dear Landowner... we’re seeking your comments The Growth Areas Authority (GAA), in consultation with the Shire of Mitchell, is preparing a ‘Precinct Structure Plan’ to facilitate the future development of the Beveridge Central Precinct. Before finalising the plan, we would like to hear your views. A PSP is a ‘big picture’ plan that sets the vision for developing new neighbourhoods, and is the primary plan for guiding new development in growth areas. It defines the overall ‘urban structure’ of new communities, including the services and facilities required to support that community. This newsletter explains how you can find out more and make your views known. The plan provided in this newsletter is a draft plan for the purpose of landowner comment and is not intended to indicate the final plan. The GAA are inviting comments and input into the plan by the 25 October 2013.
PLAN DETAILS The Beveridge Central PSP takes in approximately 280 hectares (around 690 acres) of land, either side of the Hume Freeway at Beveridge. Once developed, it’s expected that the precinct will accommodate over 7,000 people in around 2,500 households. Key elements of the draft Future Urban Structure Plan include: • Provision for a large district active open space reserve of around 9.5 hectares (approx 23.5 acres) in the western part of the precinct, with future sporting fields and pavilions. • Two local convenience centres (one east and west of the Hume Freeway respectively), providing future residents with access to day-to-day shopping needs. • A potential future freeway interchange at Camerons Lane/Minton Street. • Up to seven new local parks of around 10,000sqm each, providing passive green space for existing and future residents, including a local park adjacent to the heritage listed “Kelly House”

PLANNING ISSUES The draft future urban structure for the Beveridge Central precinct has been prepared having regard for: • Community and commercial infrastructure existing or planned immediately outside the precinct, including within Beveridge Township, Mandalay and the Lockerbie North precinct. • The location of existing housing within the precinct; • Future potential road connections to the Hume Freeway; • Optimum use of existing road reserves within the precinct. Future development in the Beveridge Central PSP has been carefully planned to integrate with surrounding development, including the existing Beveridge Township and future development at the Mandalay development and in the Lockerbie North precinct. Key land uses within Beveridge Central have been defined having regard for future land uses expected outside the precinct, including the location of future schools and town centres. All existing roads within the precinct are to be retained and improved with some being widened to cater for the new urban community.

NEXT STEPS Comments on the draft Beveridge Central Future Urban Structure should be received by the Growth Areas Authority by 25 October 2013. The draft Beveridge Central PSP will continue to be prepared, in light of feedback from landowners as well as government agencies and Mitchell Council. The draft PSP will then be released for formal public exhibition. As part of the public exhibition process, public submissions can be made to the GAA and these will be taken into account before the draft PSP is finalised. Any submissions that have not been resolved may be referred by the GAA to a Planning Panel for an independent review.
