Dear Landowner... you’re invited The Metropolitan Planning Authority (MPA), in collaboration with Mitchell Shire Council, has developed a plan for the future development of Beveridge North West (shown overleaf). The Precinct Structure Plan (PSP) is a document that sets the vision for developing sustainable communities, and is the blueprint that guides new development in growth areas. The Beveridge North West precinct is located in Mitchell Shire Council, to the west of the Hume Freeway, south of Greater Wallan and north of Camerons Lane and Mandalay Estate. Beveridge North West will be a new residential community with a network of town centres and community infrastructure. The plan will incorporate the natural features of the landscape and enhance the features through an open space network. The precinct is 1260 hectares (gross) and is expected to accommodate over 9,000 residential lots and in excess of 25,000 people. It will develop progressively over the next 15-20 years.

The MPA has been conducting research since mid 2013 and a number of technical studies and background reports have been completed. The reports include information on arboriculture, biodiversity, aboriginal and other heritage, land capability (contamination) and utility servicing. Finalised reports are available on the MPA website.

NEXT STEPS

Assessments that are currently underway include community infrastructure, retail and employment provision, the road and transport network, and integrated water cycle management.

The draft Future Urban Structure plan will continue to be developed in the coming months to respond to feedback from landholders as well as more detailed information about:

PLAN DETAILS Key features of the draft Future Urban Structure Plan include: • Creation of a new road network to service the future community; • A network of local town centres and community infrastructure to meet the needs of the future communities; • Regional and local sporting reserves to provide recreational opportunities for local residents;

• Open space connections and local parks;

• Landscape features, including hill tops and the Kalkallo Creek; • Potential future quarry in the north part of the precinct; • Drainage assets to address future development and improve environmental qualities.

• Aboriginal and post contact heritage; • Off-road and on-road shared trail network; • Dwelling density and diversity. The MPA is preparing the Beveridge North West PSP documents for formal exhibition in the coming months. Any submissions that have not been resolved may be referred by the MPA to a Planning Panel for independent review.
