Location The subject site is located to the south of the Claypenny Estate and to the north of the centre of Easingwold, approximately 12 miles to the east of Boroughbridge and 14 miles to the north of York. The A19 is situated approximately 1.5 miles from the site, which leads to the A1237 that runs from west to north of the city of York. Description The site extends to approximately 1.08 hectares (2.66 acres) gross and comprises three buildings (Meadow View, Orchard House and Leahaven House) and a tarmacadam parking area to the north of the site. The buildings were previously used by the NHS as an adult special needs care facility, however the site is now vacant. The site has a relatively flat topography, and is bordered to the north by Copperclay Walk, and to the south, east and west by trees, beyond which is a complex of residential buildings. Planning A pre-application was undertaken with Hambleton Council in January 2017, with a written response obtained, which is available on the data room.
