RED RIVER RANCH, spanning 2,716 acres, is bound by river frontage on three sides and high fence on the fourth side. The secluded location makes this ranch one of the most suitable properties of its size for managed hunting anywhere in the Texas Panhandle. An additional 1,400 acres, accreted from changes in the river courses over many years, is currently used by the owner for hunting and grazing. This adjacent area is fenced and watered, and it is practicably accessible only through the ranch. Native grasses, consisting primarily of sand dropseed, alkali sacaton, & various grama grasses provide abundant grazing and wildlife habitat. A shallow subsurface water table supports consistent grass availability, minimizing the impact of weather variations as compared to most other Panhandle properties.

The ranch is fully developed for livestock production with excellent permanent fencing, water facilities supported by the rural water supply coop, working corrals & handling facilities, and roadways throughout the property. Historically, the ranch has consistently supported approximately 150 cow/calf units annually, with peaks reaching 200. Wildlife includes quail, turkey, dove, mule deer and whitetail deer. Approximately 116 acres, previously in the government CRP program, is currently classified by FSA as cropland and can be planted in specific wildlife attraction crops.
