The property is located in Hanford Village where a range of facilities and amenities are available. A more comprehensive range of facilities are available in Stoke on Trent. Priory Church of England Primary School and Trentham High School are located within close proximity of the site. Stoke on Trent is located approximately 35 miles to the west of Derby, 40 miles south of Manchester and 45 miles north of Birmingham. site boundaries is edged red on the attached plan. The site is currently an undeveloped brownfield site. The boundaries are delineated by a mix of hedges and fences. An access is available within the sites southern frontage onto Wilson Road. We understand that Wilson Road is an adopted road and it serves a number of residential properties. The north and western boundaries of the site adjoin existing residential properties. The site has a long frontage onto Wilson Road and Primrose Hill to the south and east respectively.

Town Planning The site previously benefitted from outline planning permission for a total of 13 large self-build dwellings, Ref Application No. 54189/OUT. It is anticipated that further negotiations with the Council could lead to a more dense scheme at the site subject to all necessary approvals.
