Watch the verbage on the sales agreement, in case the home is being offered with all of its warts and wounds unattended to. As the new owner, you will be required to remedy all permit issues before an occupancy permit is made available to you. Being in the market for a fixer-upper is one thing, but getting blindsided with a nightmare of a money pit is something else entirely. INSIDER TIP: If you’re not an experienced builder or renovator, hire one to come take a look at the property with you before signing an offer. It’s very helpful—and reassuring— to curate your own unbiased evaluation of outstanding work required to bring the home up to code. It’s the only way to reliably determine how much work will be required to obtain the needed permits.

YOU NEED A GOOD L AW Y E R T O S TA N D B Y YOUR SIDE As the buyer, a lawyer will confirm that no liens or caveats remain, mortgages will be discharged, and other legal gauntlets are surmoutable (or not). They’ll also hold funds in escrow while the transaction is completed, ensuring your financial interests are protected at all times. A good lawyer’s value in the real estate transaction can’t be overstated. If you don’t know one, get one. REMEMBER TO CHECK HISTORIC TITLES IN ADDITION TO THE CURRENT TITLE

If the home you’re considering for purchase used to be a grow-op, would you want to know? Or alternately, if a member of your family suffers with serious health issues, would it be important for you to discover if the home was condemned at any point in the past? Historic titles reveal all these important details, and are available as far back as you wish to look. The more you know, the better equipped you are to make a decision that will be in the best interests of your entire family.

PAY A F A I R PRICE, BUT B E WA R E I N F L AT E D E VA L U AT I O N In the words of Warren Buffett, its ‘better to buy a great company for a fair price than a fair company for a great price.’ The same rule applies to houses, but how much is a fair price, anyway? Independent appraisers sometimes gather listings and sales date from too large of a market area, imposing market factors on a listing that­—in practice­—fall outside the scope of reality. Case in point: A property many blocks away from a listing under discussion will contribute misleading data to a proposed evaluation. INSIDER TIP: Check comparables carefully, and remove the outliers from pricing calculations. Distinguish between list price and sold price.

murray I grew up in Yellowknife and moved to Edmonton in 1986 with my wife and young family. For me, growing up in a small city gave me a real sense of community and showed me the value of good relationships with people. I went into the real estate industry in Edmonton over 22 years ago because I love sales and the sense of accomplishment I feel when I can help my clients with one of the most important decisions in their lives, buying or selling their home. I have become an expert in my field, and feel confident in my abilities. Not only do I deal in residential primary residences, but I also work with investors, out of country vacation and investment properties through referrals and small commercial properties as well. When I am not working I enjoy spending time with my family. We have a large extended family with some great—and I mean great— nieces and nephews that are a joy to be around and play with.

One of my favourite hobbies is trap shooting in the spring and summer which I try to do when I have the opportunity. And as you can imagine, I developed a love of the outdoors in Yellowknife so fishing is also a joy for me. Golf is a wonderful social activity I try do as often as possible! A great way to be outdoors with my friends and a good way to meet new people. My wife and I so enjoy Edmonton. There is a wonderful restaurant scene here which we take advantage of with friends on weekends. we also enjoy the great arts and cultural activities that are available. I live my life everyday with integrity, honesty and a good sense of humour! I am someone whom can be trusted in all regards. When you are my client, your best interests are foremost to me.
