The site is located to the north of Ross Road and to the north west of the town of Newent. Newent has a population of approximately 5,207 and is situated to the west of Gloucestershire. DESCRIPTION Extending to approximately 5 hectares (12.35 acres), the roughly diamond shaped site comprises two agricultural fields currently laid to pasture. The topography of the land rises gently from Horsefair Lane in the north up towards Ross Road in the south. The site is delineated to the east by residential dwellings, to the south by Ross Road with further dwellings beyond and to the west by agricultural land. Mantley House and several adjacent barns (Grade II listed) that have now been converted to residential units, lie adjacent to the south west corner of the site. PLANNING The site benefits from outline planning permission for up to 85 dwellings, granted upon appeal on 8th May 2017 (Ref: APP/P1615/A/14/2228822), with the terms of the application (Ref: P0969/14/OUT). The local planning authority is Forest of Dean District Council.
