Commercial / Retail / Industrial Leasing Procedures
Please read through this procedure form thoroughly, sign and return to Colemon Property Group Pty Ltd if you choose to proceed with your tenancy application. We require at least 5 reference documents as per the commercial tenancy application form, providing proof of your ability to carry out a business. Photo ID Tenancy Reference Proof of current residential address Proof of income Business verification A deposit of one month’s gross rent is required to take the property off the market. This amount is also held in lieu of legal fees. Any balance will be credited to your first months gross rental payment. If you choose not to proceed after heads of agreement has been duly executed, the deposit will be forfeited to the lessor to cover any legal fees, agents fees, days off market and opportunity lost whilst the property is held in your favour. Personal guarantees are required if the lease is to be in a company name. Council / Development Application fees are payable by the lessee. It is solely your responsibility to inquire with relevant authority confirming the usage and approval requirements and processes. Security Deposit (bond) must be provided before, or on signing of the lease, by way of Bank Guarantee, Cash or Bank Cheque. Legal Fees & Lease Preparation Fees are payable by the lessee, or where applicable under a Retail Lease. Access may be arranged with our office for inspections, tradesman’s and architect quotes before the signing of lease.
