DIRECTIONS From the M25, take junction 27 onto the M11. Leave the M11 at junction 8, then at roundabout take the 3rd exit onto Dunmow Road signed to Takeley. After about 200 metres turn right signed to Great Hallingbury. After 1 mile turn right onto Church Road. Follow Church Road through the village taking the left turn just before the bridge over the M11. After 500 yards turn left and after a further 300 yards bear left just before the gates to Hallingbury House, point A on the sale plan. From here the right of way coloured brown on the sale plan provides access to the wood at point B. OS 1:50,000 Map 167 Ref TL520191. VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. Please be aware of hazards within the woodland when viewing. DESCRIPTION This woodland really is an unexpected pleasure. It is a private wood in a secluded position. The wood was formerly part of the Hallingbury Place Estate which had connections to the Gunpowder Plot and the foundation of the Bank of England. It is believed Capability Brown planned the gardens of Hallingbury Place which was demolished in 1924. The woodland contains the remains of the estate ice house in the south west corner. Adjoining this is a small pet cemetery containing a few headstones which make reference to what were presumably pets at Hallingbury House. In the centre of the wood is a former pond which currently holds little water. The small brick dam in the north east corner needs restoration if the pond is to hold water.

Ladywell Plantation is an enchanting mainly mid to late rotation broadleaved woodland with species including ash, oak, sycamore, Horse chestnut, birch and hazel. There are some mature Douglas fir and a scattering of larch. In the north east corner is a small area of younger Norway spruce. The wood is well presented and the potential of the site to produce marketable timber is plain to see. The woodland has been thinned over the years and further thinning will improve the crop and yield tax free timber and firewood income. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The shooting rights are owned and included in the sale. They are not let. MINERAL RIGHTS These are included in the sale except as reserved by statute. FENCING There are no known fencing liabilities. RIGHTS OF WAY The woodland is sold with the benefit of a 10 metre wide right of way for all purposes over the route coloured brown and marked AB on the sale plan. The woodland owner has the right to stone and maintain this access in the future. The woodland owner will make good any damage to the field prior to and during construction of the access.
