LOW INVENTORY = STABLE PRICES Last week I had the opportunity to join thousands of my RE/MAX colleagues in Las Vegas for the 44th Annual International Conference. RE/MAX truly spans the globe with offices in over 100 countries and this conference gave me the opportunity to network with agents from countries such as China, Argentina, Mexico, and of course, the USA. I also had the great honour of receiving the RE/MAX Diamond Award which is the highest sales Award RE/MAX has as well as the Circle of Legends Award which is given out to Agents for top performance over 10+ years. It’s very satisfying to be recognized for my efforts over the past 20 plus years as consistent longevity in this business is difficult. In terms of current market conditions, our continued low inventory of homes for sale has helped to stabilize prices with prices of detached homes coming off from the peak to the tune of 10-15%, most of which happened after the 15% Foreign Investment Tax was announced in August of 2016. Pricing correctly has proven to be paramount in the detached home market and quite frankly I see very few detached homes that are priced correctly which results in them sitting on the market without selling. At the same time, it’s important to understand that prices are changing at different rates for different types of properties as we still see huge demand for both condos and townhomes across the North Shore. Pricing on these types of properties has remained strong and in fact many have increased to the tune of 15%, the same spread we’ve seen in the decline of detached home pricing.
