Allegria Phases III & IV: In Phase III, construction is progessing as planned with delivery on schedule starting 2013. In Phase IV, Hassan Allam Construction is proceeding as scheduled; all homes have reached their second floor, walls are complete, and works on plaster, finishing and infrastructure have commenced.

Construction proceeding rapidly on Phase II Construction for Phase II is proceeding rapidly with skeletons due to be complete by the beginning of June and full delivery from Hassan Allam Construction by the end of 2013. All infrastructure and super-structure work on Phase I is complete, with delivery set for this year. The development team at SODIC, including architects, planners, designers and engineers all collaborated to develop Westown Residences with the client in mind. The gated master-plan, intelligently designed homes and unique use of space all cater to the needs of the families of Westown Residences, ensuring their safety and well-being at all times.
Since its complete sell out in December, construction of the townhouses and twin-houses in Westown Residences Phase I has proceeded rapidly, with excavation and foundation works nearing completion. Ground floors and first floor columns have begun appearing in three of the four blocks.

Westown Residences Phases II & III launch:

Another record-breaking weekend! During a weekend event in March, SODIC launched Phases II & III of Westown Residences, SODIC’s first purely Egyptian-made residential development and sold out yet again! A total of 160 Duplexes and City Villas were sold throughout the weekend, valued at over EGP218mn. The theme of the event was mother’s day, and moms were given special treatment which included SODIC signature thermal mugs, notebooks and even massages to relax after a well-deserved day off. Once again, a record breaking achievement for SODIC, after an unprecedented 48-hour sell out with its December launch of Westown Residences Phase I.

North Garden Buildings nearing structural

Forty West combines Mediterranean charm with a truly modern aesthetic and cutting-edge technology. It’s simply stunning and sleek. Inside and out, Forty West incorporates the best of master-planning, design, materials and craftsmenship. Below is a snap shot of some of the details which make Forty West a truely unique product in the Egyptian landscape.
Exterior façade: Installation of the façade stone cladding on two of the North Block buildings is well under way. The stone cladding is finished and sealed at the factory, then numbered and brought to the site. This organisation ensures the stone pattern, variety, finish and color are as per the architect’s design. Moreover the stone is cut and fitted to the as-built conditions at building corners and around windows, prior to arriving on site, minimising the number of field cuts.
Finishes: Finishes including bathroom mosaic tiles and marble floors and wall cladding, wood millwork and floors, metal balustrades, and planters are being installed in the first North Block Building. Most materials are factory finished to ensure consistency in quality and appearance. For example, all marble including mosaic tile, bathroom countertops and flooring, are factory sealed on both surfaces, to eliminate the possibility of discoloration or staining. All wood flooring is factory cured, stained and varnished, ensuring a uniform appearance, and finish.
Fireplaces:
Windows & terraces:
All fireplaces are wood burning and naturally vented via a dedicated chimney. The firebox, hearth, and smoke chambers are constructed of firebrick and insulating masonry block. The operable smoke damper and flue are constructed of black-iron that is insulated with fire rated rock wool to ensure heat does not conduct to surrounding construction.
The first delivery of Holztec brand wood windows are in the living areas and around the terraces. The windows are constructed of epoxy treated meranti wood and finished with a three-step process zinc based paint. All window units are finished, assembled and tested at the Holztec factory for quality assurance. The terrace railings and stone flooring are installed before the windows, to minimise the potential of scratching or damaging the wood window frames and casings.
Cove lighting and A/C grills: The cove lighting and A/C grills are being installed in the living and dining rooms. The coves provide a continuous halo of light around the living areas, differentiating the various living zones from one another. The cove lighting, as well as other lighting fixtures in the living areas, are controlled via a Lutron brand lighting control system that allows for lighting scenes to be pre-programmed into the system. A/C grills are concealed above the coves allowing for optimal air flow with minimal visibility.

Mountain building takes shape
Delivery on track starting 2013 On the construction front to date, 100% of excavation and 99% of basement works have been completed. In the coming period, buildings two and five will be completing their fifth floors, while buildings three and four would have completed all structural work and have proceeded with plaster work on the ground levels. On another note, due to success this past year and in response to popular demand we are continuing to offer smaller offices (starting at 83sqm) at The Polygon. Over 38% of these units to date have been sold/leased since launch. The Polygon Westown Business Park also continues to offer office space ranging from 250sqm to an entire 9,000sqm building.
