PONTESFORD HILL WOOD SITUATION Pontesbury is an attractive village on the A488, 7 miles southwest of Shrewsbury. Pontesford Hill is a prominent convex hill dominating the local landscape in this rural area. Ludlow is 20 miles to the south and Welshpool 15 miles to the west. Central Birmingham is just over 50 miles. All distances are approximate. DIRECTIONS From Shrewsbury take the A488 southwest to Pontesford. In the village take the minor road by the side of the John Deere tractor dealership signed to Pontesford Hill. After ¼ mile there is a car park on the left at point A on the sale plan. There is one main track into the wood from the car park. The wood adjoins the public road on its western boundary in various places. O.S. 1:50,000 Map 126 Ref. SJ409057. DESCRIPTION Technically, this is a good site for forestry, with fertile deep rooting mineral soils. Elevations range from 500 feet to 975 feet above sea level and annual rainfall averages 30 inches. Pontesford Hill Wood is a long term stable feature in the landscape of great beauty and offering opportunities to thin and manage for income and capital appreciation. As leaseholders, the purchaser owns the timber and under the terms of the lease may continue to practise forestry here for the 945 years left on the lease. There is time for many more cycles of planting and felling, enabling the new owner to make long term plans and possibly offset some of the liabilities of Inheritance Tax, depending on family circumstances. The diverseness of the wood is one of its main attractions and it is an impressive sight when seen in a distant view. Planting by the Forestry Commission was mainly carried out in the 1950s with Douglas fir, Grant fir, European larch, Hybrid larch, Scots pine, Lodgepole pine, beech, sycamore and oak. Some of the broadleaves are older, dating from the 1930s. There is a good crop of mature Douglas fir and Grand fir in the northern section awaiting harvesting and areas of excellent ash with occasional oak throughout. Natural regeneration and coppicing of broadleaves has taken place over the years. The Forestry Commission preserved small areas of open space in places to maintain view and create

diversity. Earls Hill, of which the wood is part, is an ancient Hill Fort listed as a Scheduled Ancient Monument. The freeholder of the wood is the Shropshire Wildlife Trust who has extensive lists of species present including wood warblers, pied flycatchers and redstarts. There is a diverse population of butterflies and several species were seen on the wing when the wood was inspected in late September.

PONTESFORD HILL WOOD TENURE Leasehold. The property is held on two 999 year leases dating from 1954 and 1985. The annual rent is £7.62 and is fixed for the full length of the lease. SPORTING RIGHTS The sporting rights are included except on the parking/stacking area and can be enjoyed by the purchaser after completion of the acquisition. The rights have not been exercised by the Forestry Commission during their lease. RESERVATIONS The mineral rights are reserved by the Lessor. The Lessee may extract stone for road building.
